Canggu vs Uluwatu: Where Should You Buy?

If you have narrowed your search to Bali's south, you have probably landed on the same two names as everyone else: Canggu and Uluwatu. They are both brilliant, and they are not the same. Here is how we help clients choose.

The short version

Canggu is a lifestyle and rental engine: dense, social, walkable, and built for short-term yield. Uluwatu is space, drama and privacy: cliffs, ocean views and larger plots, with strong long-term appreciation. Your choice usually comes down to whether you value convenience or seclusion, and whether you are buying to use, to rent, or to hold.

Canggu

Canggu grew from rice fields into Bali's most connected neighbourhood. Cafes, co-working, gyms and beach clubs are minutes apart, and demand for short-term villa rentals is consistently high.

Best for

  • Buyers who want strong, year-round rental occupancy.
  • Those who want to walk to work, food and the beach.
  • Smaller, well-designed plots with high turnover potential.

Trade-offs

Land prices are among the highest on the island, plots are tighter, and traffic at peak hours is real. You buy convenience, not space.

Canggu sells the lifestyle. Uluwatu sells the view. Both hold value, for different reasons.

Uluwatu

Perched on the Bukit Peninsula, Uluwatu offers clifftops, world-class surf and a calmer, more design-led pace. Plots are larger and ocean views are genuinely rare assets that hold their value.

Best for

  • Buyers wanting privacy, space and a signature view.
  • Longer holds and capital appreciation over pure rental churn.
  • Larger, architect-led builds on generous land.

Trade-offs

It is quieter and more spread out, so you will drive more. Rental demand is strong but more seasonal than Canggu.

How to decide

Ask yourself three questions: How many weeks a year will I actually use it? Do I need the rental income to work hard, or is this a long hold? And do I want to step out into a neighbourhood, or retreat from one? Your answers usually point clearly to one area.
